Usually around 2-3hrs. The report will typically take another 2 hours to write. This can vary depending on the condition of the property and any extra inspection requested. We will text about 30 minutes prior to finishing the inspection.
The inspection is based on the standards set forth by the Texas Real Estate Commission (TREC). The home’s visible and accessible systems and components will be checked. This includes foundations, grading and drainage, exterior and interior surfaces, windows, doors, electrical, plumbing, HVAC, attics, and built in appliances.
Unless otherwise requested the inspection does not include the following: Pools and spas, non-built in appliances (such as refrigerators and washing machines), detached structures, water softening equipment, septic systems, wells, ejector pumps, low voltage wiring such as alarms and telephones, and anything that is concealed or not safely accessible.
It is not necessary to attend the inspection. However, many clients come at the end of the inspection to go over the findings with the inspector in person. During the inspection, our inspectors stay quiet and focused to give you the best inspection possible. At the end, we can go over all of the issues in detail.
Typically, our reports are delivered the same day as the inspection. We require a signed contract and payment before we can release the report.
While we believe our inspectors are leaders in the industry in regards to the depth of their inspections, It is virtually impossible to find every issue in a home. Our inspections exceed the guidelines set by the Texas Real Estate Commission but they are not foolproof. The inspection a limited, visual, non-invasive, non-technically exhaustive survey of the home and it’s components. The intent is to give the overall condition of the home and to assess when specific professionals should be called in for further assessment.
